List the next actions required to understand the house: locate keys, verify occupancy, find existing reports, gather expenses, and identify who can approve a sale. Assign a responsible contact and a next check-in for each. Distinguish something nobody has checked from a confirmed defect or legal obstacle. This reduces repeated visits and contradictory messages without assuming the buyer will handle every property-management, family, or legal issue.
Choose the route that fits available capacity
If a listing plan requires repairs, family cleanout, showings, or ongoing management, identify who would actually carry out that work and what it costs. Compare that plan with listing as-is and with a direct purchase on written terms. Discuss unresolved estate or occupancy matters with qualified advisers before committing. A useful offer review makes remaining responsibilities explicit; convenience has value, but it should be weighed against potential proceeds and the uncertainty of each option.
